In July 2024, the residential real estate market experienced slight changes compared to June 2024. New listings decreased by 4.6%, and pending sales saw a slight decline of 1.2%. A total of 2,075 homes were sold, a minor change of 0.3%. The average sale price was $622,900, down 2.1%. Inventory increased by 7.4%, providing more options for buyers, and the total market time improved by 2 days, indicating faster sales.
Vancouver and SW Washington
In July 2024, the residential real estate market experienced slight changes compared to June 2024. New listings increased by 3.9%, and pending sales saw a decline of 6.4%. A total of 621 homes were sold, with an increase of 12.3%. The average sale price was $601,700, up 6.9%. Inventory stayed about the same decreasing by .2%, still providing options for buyers, and the total market time increased by 11 days.
Additionally, mortgage rates, which had been slightly over 7% for the past six months, are now dropping toward or below 6%, marking the lowest rates since April 2023.
